DS, signed “Sam. F. B. Morse,” one page, 10.75 x 16.5, May 10, 1848. An agreement wherein Morse grants to the Hudson River Rail Road the right to build on property owned by him in Poughkeepsie, New York, in exchange for one dollar. Light toning, staining, old tape repair, and intersecting folds (vertical folds with near-complete separation including an area affecting the first letter of his name), otherwise very good condition.

A year earlier, as a result of his increasing wealth, Morse purchased a country home on a 100-acre site near Poughkeepsie. It was that property, which he named Locust Grove, to which this agreement pertains, with Morse granting construction rights to the railroad.
