Patriarch of the fabled Astor family (1763–1848) of American businessmen, who, through lucrative dealings in fur, real estate, and opium, became the first millionaire in the United States. Manuscript DS, one page, 7.75 x 13, May 13, 1829. Legal document concerning a mortgage. In part, “I hereby certify that a certain Indenture of mortgage made and executed by Albert and Stephen Demarest…has been fully paid off satisfied and discharged.” Signed in the middle of the page by Astor, and countersigned by two witnesses. In very good condition, with partial separation to central horizontal fold, as well as some fold reinforcements on reverse, paperclip impressions to top and bottom edges, mild overall toning, a bit heavier to edges, and mounting remnants to reverse. At the time of this signing, Astor was on the verge of yet another windfall. In the 1830s, he correctly envisioned New York City as becoming a major metropolis, and withdrew his investments from various ventures, using the now-available funds to purchase and develop additional tracts of Manhattan real estate. Further predicting the rapid growth northward on Manhattan Island, Astor purchased land beyond the city limits—charging others rent for its use.
