In fine condition, with scattered foxing and and light yellow toning to the signed page (and a few subsequent pages), and partial separation of the first free end page along the front hinge. By the time Rowling had published the fourth Harry Potter book, the franchise had taken on a life of its own, and the author was signing fewer and fewer copies.
