*** If an item is materially different than was described by the Seller, Buyer shall have 48 hours from the date the property is received to notify the Seller. After the 48 hour period all items are considered as is, without recourse. No buyers premium or shipping will be re-embursed on items returned for any reason.

*** The highest bidder acknowledged by the auctioneer shall be the purchaser, regardless of the time the bids were placed.
