A deposit of 10%, payable to 2724628 Alberta Inc Beck Auctions will be required from the successful bidder on the auction day. The balance is due on or before November 9th 21, 2025.
A real estate contract will be prepared and provided to the successful bidder for signature.
The successful bidder shall not impose any conditions in respect of the purchase.
The real estate will be sold as is, where is.
The successful bidder should be prepared to pay their share of legal fees for their lawyer to handle their side of the transaction. The balance of the purchase price is due on the closing date as set out in the real estate contract.
The final bid will be subject to the vendor's approval.
If the vendor does not accept the final bid, the deposit will be returned to the bidder, and the sale voided.
If the vendor accepts the bid, the successful bidder is obligated to purchase the property at the accepted bid amount, and if the successful bidder fails to do so, the full deposit will be forfeited to the vendor as liquidated damages.

1. General Terms
1.1. By registering to bid, attending, or participating in any auction conducted by Beck Auctions Inc. (“Auctioneer”), the bidder (“Bidder” or “Buyer”) agrees to be bound by these Terms & Conditions of Sale.
1.2. Beck Auctions Inc. reserves the right to refuse admission, bidding privileges, or participation to any individual at its sole discretion.
1.3. The Auctioneer acts solely as an agent for the seller (“Consignor”) and makes no warranties, express or implied, as to the authenticity, provenance, condition, or value of any lot.
2. Registration & Deposits
2.1. A deposit of $2500.00 is required to register and bid at auction. This deposit must be paid in cleared funds prior to bidding approval.
2.2. A further 10% deposit of the hammer price is due within 24 hours of the auction closing. The $2500.00 registration deposit may be applied toward this 10% requirement.
2.3. If the Buyer fails to provide the required deposit within 24 hours, the Auctioneer may cancel the sale and retain the registration deposit as liquidated damages.
3. Payment Terms
3.1. The balance of the purchase price must be paid in full within 30 calendar days of the auction ending.
3.2. Accepted payment methods include cash, debit, certified cheque, wire transfer, or credit card (subject to surcharge).
3.3. Title to any lot shall not pass to the Buyer until payment in full has been received and cleared.
4. Financing Contingencies
4.1. Buyers are solely responsible for securing financing prior to bidding.
4.2. In the event the Buyer is unable to secure financing, both the initial $2500.00 registration deposit and the 10% deposit shall be forfeited to Beck Auctions Inc. and the Seller.
4.3. In such circumstances, no refunds shall be issued and the Buyer shall have no claim against the Auctioneer or Seller.
5. Taxes
5.1. No GST is payable on forfeited deposits.
5.2. GST/HST/PST will be applied to the balance of the purchase price in accordance with provincial and federal laws where applicable.
6. Defaults
6.1. In the event of non-payment or default, Beck Auctions Inc. may:
• Retain all deposits;
• Resell the property at public or private sale;
• Pursue legal action for the full purchase price, plus costs and damages.
6.2. Any shortfall or deficiency on resale will be the responsibility of the defaulting Buyer.
7. Condition of Property
7.1. All lots are sold “AS IS, WHERE IS.” No guarantees, representations, or warranties are made regarding condition, age, provenance, or value.
7.2. It is the responsibility of the bidder to inspect items prior to bidding. Condition reports may be requested but are provided as a courtesy only.
8. Online Bidding
8.1. Online bidding is offered as a convenience. Beck Auctions Inc. is not responsible for errors, delays, or technical failures in online bidding platforms.
8.2. The Auctioneer’s records shall be deemed conclusive in all bidding disputes.
9. Limitation of Liability
9.1. The Auctioneer’s liability for any claim shall not exceed the purchase price paid for the lot.
9.2. Beck Auctions Inc. shall not be liable for consequential, incidental, or indirect damages.
10. Governing Law
10.1. These Terms & Conditions are governed by the laws of the Province of Alberta and the laws of Canada applicable therein.
10.2. Any disputes shall be resolved exclusively in the courts of Edmonton, Alberta.
11. Acceptance of Terms
11.1. By registering and bidding, the Buyer acknowledges they have read, understood, and agreed to be bound by these Terms & Conditions.
Deposits will be returned within 72 hours of auction ending for non winning bidders.
